Payment terms when buying property in Hua Hin:

The majority of new properties in Hua Hin are sold off-plan or under construction. Buyers will always be asked to pay a deposit for the reservation of the unit they have chosen. This ensures that the property is taken off the market. Thereafter, some time (usually 30 days) is allowed to draw up the legal documents before the first payment is made on signing the contract.
Thereafter, the remaining payments are usually spread over the duration of the construction.

Sinking fund:

In a new villa or condominium development, each owner will pay an initial amount into a sinking fund when ownership is transferred. This amount will be used in the future for major renovations and repairs that are not part of the operating budget.

Samroiyod National Park

Samroiyod Park: at the foot of the karst cliffs of Thailand. Samroiyod National Park is located in Pranburi, about 50 km from Hua Hin. Its name announces the colour: “the park of the 300 mountains”.
It is first of all famous for its caves, and in particular the inevitable Phraya Nakhon Cave. The cave contains a green and golden royal temple called “Kuha Kharuehat”, built in 1890 for King Rama V. When light gushes through the hole in the ceiling of the cave and illuminates it, the view becomes magical. Best time for light: between 10-11 am. To get there, you can walk or take a boat from the small village of Bang Pu to Laem Sala Beach. Then you have to climb a little over 400 steps. It’s worth it!
For a closer look at the majestic karst rocks of the park, you can take a pirogue boat (the famous “longtail”) from the fishing village of Ban Khao Daeng. During this trip in the heart of the mangrove swamps, you can observe macaques and langurs with glasses. Moreover, it is rather them who spot us first, sitting on a small beach or perched in the cliffs… really impressive, by the way! The walk ends as close as possible to the fishermen’s huts, installed along the canal.
