dolphin bay - Sam Roi Yot

The name in Thai Sam Roi Yot means “300 peaks”. The limestone hills are a subset of the Tenasserim hills that stand on the edge of the Gulf of Thailand, the highest elevation being Khao Krachom at 605m. Surrounded by natural beauty, great serenity, beautiful peaceful beaches and fantastic Thai restaurants make this place an incomparable place.

These are just a few of the many reasons to consider buying a home at White Beach Villas.

A summary of the process of buying property in Hua Hin.

Payment terms when buying property in Hua Hin:

The majority of new properties in Hua Hin are sold off-plan or under construction. Buyers will always be asked to pay a deposit for the reservation of the unit they have chosen. This ensures that the property is taken off the market. Thereafter, some time (usually 30 days) is allowed to draw up the legal documents before the first payment is made on signing the contract.
Thereafter, the remaining payments are usually spread over the duration of the construction.

Here is an example:
Sinking fund:

In a new villa or condominium development, each owner will pay an initial amount into a sinking fund when ownership is transferred. This amount will be used in the future for major renovations and repairs that are not part of the operating budget.

Common area management costs:

In a villa scheme (note that this also applies to a condo/apartment building), specifically appointed property managers will normally be responsible for managing the common areas.

This service includes:

The property management company reports directly to the owners’ committee on management issues and the financial status of the project.

As a reminder, according to Thai law, foreigners are not allowed to own land outright, so a series of 30-year renewable leases are granted (Leasehold).
However, a foreigner can own the house or villa he buys (the building, not the land).

As for apartments or condominiums, there are no restrictions for foreigners to buy provided that the number of foreign owners owning a flat in the same building does not exceed 49%.
Indeed, the law stipulates that the majority of the owners must be Thai nationals.
Of course, Thai buyers are able to purchase land and house in real estate developments that offer the option of full ownership.

Samroiyod National Park

Samroiyod Park: at the foot of the karst cliffs of Thailand. Samroiyod National Park is located in Pranburi, about 50 km from Hua Hin. Its name announces the colour: “the park of the 300 mountains”.
It is first of all famous for its caves, and in particular the inevitable Phraya Nakhon Cave. The cave contains a green and golden royal temple called “Kuha Kharuehat”, built in 1890 for King Rama V. When light gushes through the hole in the ceiling of the cave and illuminates it, the view becomes magical. Best time for light: between 10-11 am. To get there, you can walk or take a boat from the small village of Bang Pu to Laem Sala Beach. Then you have to climb a little over 400 steps. It’s worth it!
For a closer look at the majestic karst rocks of the park, you can take a pirogue boat (the famous “longtail”) from the fishing village of Ban Khao Daeng. During this trip in the heart of the mangrove swamps, you can observe macaques and langurs with glasses. Moreover, it is rather them who spot us first, sitting on a small beach or perched in the cliffs… really impressive, by the way! The walk ends as close as possible to the fishermen’s huts, installed along the canal.
