-The buyer of a house will enter into the following agreements:
-Agreement on the construction of the house
-Land lease (leasehold) contract OR Land sale and purchase contract

The main characteristics when you buy a property in Hua Hin are as follows:
The house will be transferred to a buyer by means of a transfer to the land office, thus guaranteeing 100% ownership of the structure, which is then transferable to a new buyer in any future sale.
Each plot of land will have its own individual land title certificate, which will allow either a land lease to be registered on the plot of land or the title to the land to be transferred to the buyer through the land office.
In the case of a lease (leasehold), the buyer will lease his individual plot of land on a secure and legal 30-year lease.
This is the maximum duration currently allowed under Thai law. The land lease will be prepared in both English and Thai and can therefore be duly registered with the land office.
The buyer will be granted an irrevocable option to renew the land lease for two further periods, each of 30 years.
If the developer (owner of the land) refuses to grant these renewals, the developer (owner of the land) undertakes to repay the land and will purchase the house at the then prevailing market price.
The land lease contains an inheritance clause. This means that a buyer can leave the remaining terms of the ground lease to his heirs or successors.
During the entire term of the ground lease, in the event of a subsequent sale, the ground lease can be transferred to a third party or the existing ground lease can be terminated and a new 30-year ground lease granted to the third party.
During the entire term of the registered ground lease, the land can be transferred to a third party of your choice.
