What are the typical property prices in Portugal for foreign buyers

Foreign buyers typically pay significantly more for properties in Portugal compared to local residents. As of 2025, the average price for a property purchased by a foreigner is around €350,000, while residents in Portugal pay an average of €186,000.

The median price per square meter in Portugal is €2,733. However, prices vary considerably by region:

  • Lisbon Metropolitan Area: €4,061 per square meter
  • Porto Metropolitan Area: €3,291 per square meter
  • Algarve: €3,900 per square meter
  • Alentejo: €2,685 per square meter
  • Northern Portugal: €1,740 per square meter
  • Central Portugal: €1,864 per square meter

Foreign buyers tend to focus on more expensive areas and properties. In the last 12 months ending June 2024, non-residents paid an average of €2,234 per square meter, which is 63% more than residents.

The most expensive areas for foreign buyers include:

  1. Lisbon: A 100m² property costs around €357,000 on average
  2. Cascais: €321,600 for a 100m² property
  3. Oeiras: €281,500 for a 100m² property
  4. Porto: €237,800 for a 100m² property

Despite these higher prices, Portuguese real estate is still considered relatively affordable compared to other European countries. For example, the average price per square meter is €9,609 in Austria and €8,281 in Norway.
