Anava Samui — Beachfront Living on Bophut Bay
A 564-unit beachfront resort wrapped around 2,000 m² of connected water, on the quiet north shore of Koh Samui. Freehold title, open to foreign buyers.
Anava Samui sits on Bophut Bay, on the calm northern coast of Koh Samui — the side of the island that keeps its swimmable water through the high season. It is a beachfront resort rather than a tower: fourteen low-rise blocks of four storeys, arranged around a continuous 2,000 m² pool that threads between the buildings, with four private villas on the sand and a beach club at the water's edge.
The structure is finished, interior fit-out has been running since March 2026, and the first owners take possession in December 2026. The show unit has been open since late 2025 — the photographs further down this page are of the finished apartment, not renders.
Of 564 units, 38 remain at the time of writing: 36 studios, one 1-bedroom and one 2-bedroom. Studios start at USD 118,000 freehold, or around USD 106,000 on a leasehold title.
Why this one is worth a look
- Genuine beachfront. The site runs down to the sand on Bophut Bay, with its own beach frontage, beach club and four villas directly on the shore — no public road to cross.
- Freehold, and that is rare here. Koh Samui has seen almost no new freehold sea-view condominium stock in two decades. The foreign freehold quota on this project is close to exhausted, which is why so few units are left.
- Full legal file. EIA approval, building permit, business registration and title deeds are all in place — not something every Samui development can show.
- Nearly built. You are buying a finished structure with a show unit you can walk through, not a hole in the ground with a 2029 completion date.
- Hotel-managed rental. The developer runs an optional rental programme with a hotel operator, which handles letting, pricing by season and guest care.
- Low entry price. Under USD 120,000 for a freehold studio on a beachfront resort is below the Samui condominium median.
The water is the architecture

Most resort condominiums put a rectangle of water in the middle of a courtyard. Anava does something stranger and more enjoyable: a single body of water, roughly 2,000 m², that runs continuously between all the blocks, changing character as it goes.
It has a deep end for lengths, shallow shelves for small children, a jacuzzi, a water-polo and volleyball stretch, a floating massage platform and a slide. Ground-floor apartments in several blocks open straight onto it. The developer's landscape designers gave the sections names — Blue Bay, Underwater Jungle, Tide Whisper Walk — which tells you how seriously they took it.
It is the single feature that distinguishes this project on the island, and the reason the blocks are only four storeys: nothing is allowed to overshadow the water.
From the seaward blocks the view runs over the villa roofs and the palms to the bay and the islands beyond. Blocks A, B and F carry the sea-view units; the remainder look onto the pool or the gardens.
Ceilings are 2.71 m throughout, which in a 30 m² studio is the difference between a hotel room and an apartment. Every block has its own lift and stairs.
Bophut itself is the island's most liveable corner: Fisherman's Village and its Friday night market are under ten minutes away, the airport under fifteen, and the beach here stays swimmable when Chaweng and Lamai are churned up.

What is still available
Thirty-eight units of the original 564. Nearly all of them are studios — the larger layouts sold first, and the single 1-bedroom and single 2-bedroom left are the last of their kind in the project.

Studio
29.9 – 33.5 m² · Blocks A, C, D, E, F, H · Floors 1 to 4
Open-plan with a separate shower room, fitted kitchen with induction hob and washing machine, fitted wardrobe and a balcony. Twenty-eight of the thirty-six look onto the pool, seven onto the gardens, one to the sea.

1 Bedroom
49.06 m² · Block H, 2nd floor · Pool view
A separate bedroom off a proper living room, with its own kitchen and balcony — the layout that works for a couple staying several months rather than several nights. The last one in the project.

2 Bedroom, sea view
58.68 m² · Block B, ground floor · Sea view
Block B is the oddity of the project: one apartment per floor, its own lift, and an unusual plan that wraps around the corner of the site facing the water. This is the ground-floor unit.

Beachfront Villa, Type S
461 m² built · 800 m² plot · 4 bedrooms · Private pool
Four villas sit directly on the beach, in front of the resort: 223 m² indoors, 238 m² of terrace, pool, jacuzzi, gazebo, outdoor bathrooms and a gate onto the sand.
Prices
Every unit in the project is offered on two bases: a Thai freehold title in the foreign quota, or a leasehold of 30 years with renewals. Leasehold runs roughly 10% cheaper. The figures below are the live range for the units still unsold.

What it earns
The developer's brochure advertises an estimated 8–15% rental yield. We would rather quote the developer's own investment study, which is more careful, and let you judge.
That study compares an Anava studio against five existing Samui rentals on a long-stay basis. On its own figures — a 29.9 m² studio bought at THB 3.36 million and let at an average of THB 28,500 a month across low and high season — the gross return is 10.18%, with a break-even around the tenth year. That is the optimistic end: it assumes the unit is let for twelve months of the year.
| Project | Size | Average rent / month | Invested | Gross return |
|---|---|---|---|---|
| Anava studio | 29.9 m² | THB 28,500 | THB 3,360,000 | 10.18% |
| Replay studio | 26 m² | THB 17,000 | THB 1,800,000 | 11.33% |
| Replay 1BR | 52 m² | THB 19,000 | THB 3,000,000 | 7.60% |
| Baan Arisara 2BR | 72 m² | THB 40,000 | THB 5,500,000 | 8.73% |
| Baan Arisara 3BR | 80 m² | THB 62,500 | THB 6,400,000 | 11.72% |
| The Bay 4BR | 190 m² | THB 80,000 | THB 12,900,000 | 7.44% |

The same study models nightly letting instead, at an occupancy of 40% to 70% — deliberately below the island average of around 75% — and at a nightly rate below what comparable Samui properties achieve. On those assumptions the return lands between 5% and 10%.
So the honest range is a projected 5–10% gross, depending on occupancy and on whether you let nightly or long-stay. Nothing here is guaranteed, and the developer does not guarantee it either. Koh Samui occupancy rose from 58% in 2024 to 67% in 2025, which helps, but a projection is a projection.
Freehold or leasehold
Thailand lets foreign buyers own condominium units outright, in their own name, up to 49% of the saleable area of a building. That is the freehold quota, and at Anava it is nearly gone — which is the real scarcity on this project, more than the unit count.
- Freehold. A Thai title deed in your name. You can sell it, leave it in a will, and let it without restriction. This is what most European buyers want, and what the prices on this page quote by default.
- Leasehold. A registered 30-year lease with renewal provisions, roughly 10% cheaper. Worth considering if the freehold unit you want has already gone, or if the budget is tight — but understand the difference before you sign.
We will tell you which of the remaining units are still available in the foreign freehold quota before you go any further. It is the first question to settle.
Payment and running costs
Payment is staged against construction milestones: a booking fee of THB 50,000, then 30% on signature of the sale and purchase agreement, with the balance released at structure completion, at the start of interior works, and at transfer of title.
Because the structure is already finished and the fit-out well advanced, a buyer coming in now pays a larger share up front than the original schedule implies. There is also an 18-month instalment option. We will send you the schedule that actually applies to the unit you are looking at.
| Item | Amount |
|---|---|
| Booking fee | THB 50,000, on reservation |
| On signature of the SPA | 30%, within 7 to 15 days |
| Balance | Staged to completion milestones |
| Transfer fee to the government | 1% of the price |
| Maintenance charge | THB 80 per m² per month |
| Sinking fund | THB 800 per m², one-off |
For a 30 m² studio that is about THB 2,400 a month in maintenance and a THB 24,000 one-off sinking fund contribution.

The resort

Exactly where it is
The project sits on the north coast of the island, in Bo Phut. The plot runs down to the shoreline between Bophut Beach and Bangrak, a little under two kilometres west of Bangrak pier and the Big Buddha.
It is the practical corner of Koh Samui: close enough to the airport that arrival is a ten-minute transfer, far enough from Chaweng that you hear the sea rather than the bars, and within a few minutes of the shops, clinics and schools that make a place liveable rather than merely scenic.
| From the project | Distance |
|---|---|
| The beach | On site |
| Bangrak pier (ferries to Ko Pha Ngan) | 1.5 km |
| Samui International Airport | 1.8 km |
| Fisherman's Village, Bophut | about 2 km |
| Central Festival Samui | 3.1 km |
| Chaweng Beach | 3.2 km |

The developer
Anava Samui is built by Zhongfa Property (HK) Limited, the overseas development arm of China Development Cultural Tourism Real Estate Group, whose previous work includes large mixed-use projects in mainland China. The legal file for this project — EIA approval, building permit, company registration and title deeds — is complete and available for your lawyer to review.
As with any purchase in Thailand, we would expect you to appoint your own Thai lawyer for the due diligence before the sale and purchase agreement is signed. We can suggest firms we have worked with; we do not take a commission from them.
Questions buyers ask
Can I really own this in my own name as a foreigner?
Yes, in the freehold quota — a Thai condominium title deed in your name, which you can sell, let and leave in a will. Thai law caps foreign freehold at 49% of a building's saleable area, and at Anava that quota is close to full, so the first thing to check for any unit you like is whether it is still available on a freehold basis. The alternative is a registered leasehold, about 10% cheaper.
Is the project really on the beach?
Yes. The plot runs down to the shoreline, with the resort's own beach frontage and beach club, and the four Type S villas sitting directly on the sand. The apartment blocks are set behind them within the grounds, so from an apartment you walk to the water through the resort rather than stepping off your terrace onto it. Ask us for the aerial plan if you want to see the layout before you travel.
What return can I expect?
A projected 5–10% gross, depending on occupancy and on whether the unit is let nightly or long-stay. The developer's own comparison puts a long-let studio at 10.18% gross; its nightly-letting model, at 40–70% occupancy, lands between 5% and 10%. The developer's marketing claims 8–15%, which its own analysis does not support. Nothing is guaranteed.
Who manages the apartment if I am not there?
There is an optional rental management programme run with a hotel operator, covering guest handling, seasonal pricing and housekeeping. You are not obliged to use it — you can appoint your own manager or let privately.
When can I move in?
The first batch of owners takes possession in December 2026 and the last in April 2027, with government transfer fees settled by mid-2027. The exact date depends on which block your unit is in.
What will it cost me to hold?
Maintenance is THB 80 per m² per month — about THB 2,400 a month on a 30 m² studio — plus a one-off sinking fund contribution of THB 800 per m² and the 1% government transfer fee at completion.
Can I see the apartment before buying?
Yes. The show unit on site has been open since November 2025 and is the finished product, not a mock-up. If you are planning a trip to Samui we will arrange the visit; if you are not, we will send you the current availability list, the floor plans and the payment schedule by email.
