Next Point is a four-building residential resort in Rawai, in the south of Phuket, built around a shared lifestyle infrastructure: a rooftop infinity pool, an open-air cinema, a gym, a coworking space, a restaurant, a kids' club and ground-floor pools. Completion is scheduled for Q4 2028.

Three of the four buildings are sold freehold — full ownership in your own name, with no restriction on living in your apartment and no obligation to place it in a rental programme. That combination is not the norm in Phuket's new-build market, where much of the branded stock comes tied to a mandatory lease-back. It is the reason we agreed to list this project.

Next Point is really two products sharing one address, and the difference decides which one suits you. Most buyers we speak to have not been told this clearly.

Buildings 1, 2 & 3

If you want a home in Phuket, you want Buildings 1, 2 or 3. If you want a hands-off yield instrument and never intend to stay there, Building 4 is built for exactly that. Buying the wrong one is the most expensive mistake on this project.

Rawai: where the project sits

Rawai occupies the southern tip of Phuket, below Chalong and past Nai Harn. It is the part of the island where people actually live year-round rather than visit for a fortnight: schools, clinics, markets and a long-established expatriate community, with the quietest beaches on the island a few minutes away.

That matters for a resale or a rental. A beachfront address with nothing around it depends entirely on high season. A location with everyday infrastructure lets you rent long-term as well as short.

The masterplan

The four buildings enclose a landscaped atrium courtyard, with the main entrance and the commercial units on the road side, ground-floor pools between the blocks, and underground parking below. The signature amenities sit on the roof, where the views are.

Studios and one-bedrooms

The studios run from 35 m², the Smart 1-Bedroom format from 40 m² and the full one-bedrooms from around 50 m². These are the units that rent most easily in Rawai, to long-stay residents as much as to holidaymakers, and they are where the project's inventory is deepest.

A show unit is available at the sales office — worth seeing before you commit, and we can arrange the visit.

Two-bedrooms, corner and panoramic units

From 70 m² to 105 m², including corner layouts of up to 114 m² and the Panoramic Residence series designed around the view. These suit a family that actually intends to use the apartment, and they are the scarcest part of the remaining stock.

Penthouses

Up to 195 m², with 3.2 m ceilings, panoramic views over the sea and the islands, and a dedicated level of privacy and service. Ten remain.

Payment plan

The developer offers an interest-free instalment plan running to completion in Q4 2028:

  1. ฿100,000 — reservation fee
  2. 30% — within one month of reservation
  3. 20% — at the start of structural works above ground level
  4. 20% — on completion of structural works
  5. 20% — on completion of façade works
  6. 10% — final payment on project completion, Q4 2028

Current incentives

  • 10% discount for payment in full
  • Medical insurance covering inpatient and outpatient care for two people, valid up to two years — or
  • Investor visa: full legal support for the application on purchase of an apartment in the complex

Incentives are the developer's and can be withdrawn or changed. Confirm what is on the table on the day you reserve.

Who is building it

The developer is South Point Group, which brings European residential development experience to Thailand — its team has worked alongside NCC (Sweden) and BONAVA (Finland). The general contractor is AE Phuket, with more than 12 years on the Phuket market and over 20 delivered projects, among them HOMA Phuket Town, HOMA Bang Tao and The View Phuket in Chalong.

Buying in Thailand as a foreigner

A foreigner can own a condominium unit outright and in their own name, under the Condominium Act, provided the building's foreign quota is not full. That quota is 49% of the total saleable area of the building. The purchase funds must arrive from abroad in foreign currency and be converted in Thailand, with the bank's foreign exchange transaction form kept for registration.

Before you reserve, ask for written confirmation of the remaining foreign quota in the building you are buying into, dated. An agent who cannot produce it has told you something useful.

Questions we are asked most

Can I really own the apartment outright as a foreigner?

Yes, in Buildings 1, 2 and 3, under the foreign quota of the Condominium Act — freehold, in your own name, registered at the Land Office. Building 4 is leasehold and works differently.

Can I live in the apartment myself?

In Buildings 1, 2 and 3, yes — without restriction, and you are free to rent it out independently or not at all. In Building 4, no: that building is an investment product with a mandatory management programme.

What is the minimum budget?

$122,000 for a 35 m² studio, at the current price list. With the interest-free plan, the reservation fee is ฿100,000 and 30% falls due within a month.

Is the project sold out?

Not yet, but it is moving. 124 of the 283 released units are available as at September 2026, and Building 1 is almost gone. Sea-view stock is the first to go.

When is completion?

Q4 2028, with the payment schedule tied to construction milestones rather than to dates.

Can I buy remotely?

Yes. The reservation, the contract and the transfer can all be handled at a distance, in English. We coordinate the process with the developer and an independent Thai lawyer.

What rental return should I expect?

The developer publishes forecasts of roughly 7–8% gross depending on the building and the view. Those are projections, not guarantees, and they assume the management programme performs. Treat them as a starting point for your own arithmetic, and ask us for the underlying assumptions.
