Renting a condo is highly preferred because you deal with private landlords and pay the official, much cheaper government rates for electricity and water.

The vast majority of condo landlords in Thailand prefer a minimum contract of 1 year, which yields the best monthly rates. However, 6-month contracts are also common in tourist hubs. Short-term rentals (less than 30 days) are legally restricted in standard residential condominiums under Thai law unless the building holds a specific hotel license.

For long-term condo rentals, the tenant is responsible for paying electricity, water, and internet bills separately. Wi-Fi can easily be set up in your name for a small monthly fee, while water bills are paid directly to the condo’s juristic office, and electricity is paid at any local convenience store or via banking apps.
