The Pink Book is the official, state-issued Certificate of Ownership that legally validates your title and usage rights over an apartment or villa in Vietnam. It serves as institutional proof that the project developer has fully complied with building laws, settled all state financial duties, and that your individual unit sits properly within the approved foreign quota allocation.

Because Danang holds major maritime and geographic defense importance, the Ministry of National Defense and the Ministry of Public Security strictly inspect and pre-approve all real estate developments. If a residential or resort development sits inside a sensitive defense sector, foreign nationals cannot hold ownership titles. It is critical to ensure a project is officially certified by the Department of Construction as eligible for foreign acquisition before transferring funds.

Foreign owners can legally sell their Danang property at any time. If you resell to another foreign buyer, the remaining balance of your original 50-year ownership term is transferred via a notarized assignment contract. If you resell to a local Vietnamese citizen, the property’s legal status upgrades permanently into a long-term freehold title deed, providing foreign investors with an excellent exit strategy.
