The FET Form is the most critical document required by the Land Department to register a freehold condo under a foreigner’s name. It legally proves that the entire purchase price was wired into Thailand in a foreign currency from an overseas source. Without this bank-issued form, a foreign national cannot legally complete a freehold title transfer.

While Thai law restricts foreigners from owning land directly, buyers can securely acquire the structure of a house or villa in their own name, paired with a registered 30-year leasehold agreement for the land plot underneath. This lease is fully protected by the state and recorded on the title deed at the Land Department. Many premium developments feature highly structured contractual renewals or allow the lease to convert to freehold if local laws evolve.
