Description
Two-bedroom apartments at Next Point Condominium, a residential resort in Rawai, seven minutes from Nai Harn Beach in the south of Phuket. Eleven remain of the twenty-eight released, from $229,208 for 84.43 m². These are the largest apartments in the project outside the penthouse floor — and, per square metre, the cheapest.
The cheapest square metres in the building
The entry two-bedroom works out at $2,715 per square metre. The studios start at $3,219, the one-bedrooms at $3,305, the panoramic residences at $3,257 and the penthouses at $4,523. In other words, the biggest floor plans carry the lowest rate in the whole development — which is unusual, and worth knowing before you compare Rawai projects on headline price alone.
It matters for resale too. When you come to sell in 2029 or 2030, the buyer is comparing price per square metre against whatever is on the market then. Buying in at the bottom of that range is the part of the deal you cannot renegotiate later.
What is still available
Five apartments look over the landscaped gardens. Four of them share the same 84.43 m² plan on floors three to six of the first building, from $229,208 to $250,091, and a larger 94.6 m² plan in the second building is $285,253.
Two mountain-facing apartments of 99.22 m² — the largest two-bedrooms in the project — are available on the fourth and fifth floors at $306,172 and $321,136.
Two have a sea view: 94.4 m² on the sixth floor at $339,706, and 89.1 m² on the fifth floor of the second building at $354,643. Only fourteen sea-view apartments of any type remain in the whole development.
Two ground-floor apartments open directly onto the terrace deck, at $352,933 for 86.7 m² and $385,092 for 94.6 m².
Six layouts, all two bedrooms and two bathrooms
The plans still on the market are the 2 BR-G at 84.43 m², the 2 BR-M at 86.7 m², the 2 BR-A at 89.1 m², the 2 BR-E at 94.4 m², the 2 BR-A3 at 94.6 m² and the 2 BR-F at 99.22 m². Every one has two bedrooms, two bathrooms and two balconies, with an open living room and kitchen of between 34 and 44 m². The floor plans are in the gallery above.
Two bathrooms is the practical difference from the one-bedrooms. It is what makes these apartments work for a family, for two couples sharing, or for letting to groups rather than to couples — a wider rental market in a part of Phuket that fills up in high season.
Freehold, with no strings
These apartments are sold on freehold title under the foreign quota of the Thai Condominium Act — ownership in your own name, registered at the Land Office. There is no mandatory rental programme and no compulsory management contract. You can live in the apartment whenever you like, rent it out through whoever you choose, or leave it empty. That matters in Phuket, where a large share of the new-build stock is sold with a lease-back attached.
The building
Residents share a rooftop infinity pool, a rooftop bar and an open-air cinema, a gym, a coworking space, a café and restaurant with room service, ground-floor pools, a 200 m² atrium courtyard, a kids’ club, a spa area, commercial units and underground parking. A lobby with concierge service serves the whole complex.
Payment
฿100,000 reservation fee, then 30% within one month, and the balance in instalments tied to construction milestones — 20% at the start of structural works, 20% on their completion, 20% on completion of the façade, and 10% on handover in Q4 2028. The plan is interest-free, and a 10% discount applies on payment in full.
Where it is
Rawai occupies the southern tip of Phuket. Nai Harn Beach is 4.2 km away, Rawai Beach a few minutes, Kata 8 km and Karon 9 km. Supermarkets are within 2.3 km, four international schools within 5.7 km, and Central Festival Phuket is 13.5 km up the island. The international schools are the reason two bedrooms sell here rather than in the resort strips: families rent by the year, not by the week.
