Description
A one-bedroom corner apartment of 48.7 m² at Next Point Condominium, in Rawai, seven minutes from Nai Harn Beach in the south of Phuket. Glazed on two full sides, with a sea view. Two remain of the six released, at $205,587 and $220,272.
The cheapest sea view in the building
Fourteen apartments with a sea view are left in the whole development, across every size. Ranked by price, these two sit at the bottom of the list — only a single 44.55 m² unit of another type is cheaper.
The comparison that matters is with the standard one-bedrooms. The cheapest of those with a sea view is $223,438 for 57 m². This one is $205,587 — $17,851 less, and it has glazing on two sides instead of one.
The trade-off is real and worth stating plainly: you get 8.3 m² less floor area, and you pay more per square metre — $4,222 against $3,920. What you buy for that premium is the corner: daylight from two directions through the day, a wider outlook, and the sea in frame from more of the room rather than from one window. If floor area is what you are counting, take the standard one-bedroom. If it is the view and the light, this is the one.
The apartment
A 27.45 m² open living room and kitchen, one bedroom, a 5.45 m² bathroom and a balcony. The two remaining are on the fourth and sixth floors of the second building — the sixth is $14,685 more for the height.
Four of the six have already sold, which is the second-highest sold ratio of any layout in the project. Corner apartments with a sea view are the units buyers ask for first, and there is no more of them being built.
Freehold, with no strings
These apartments are sold on freehold title under the foreign quota of the Thai Condominium Act — ownership in your own name, registered at the Land Office. There is no mandatory rental programme and no compulsory management contract. You can live in the apartment whenever you like, rent it out through whoever you choose, or leave it empty. That matters in Phuket, where a large share of the new-build stock is sold with a lease-back attached.
The building
Residents share a rooftop infinity pool, a rooftop bar and an open-air cinema, a gym, a coworking space, a café and restaurant with room service, ground-floor pools, a 200 m² atrium courtyard, a kids’ club, a spa area, commercial units and underground parking. A lobby with concierge service serves the whole complex.
Payment
฿100,000 reservation fee, then 30% within one month, and the balance in instalments tied to construction milestones — 20% at the start of structural works, 20% on their completion, 20% on completion of the façade, and 10% on handover in Q4 2028. The plan is interest-free, and a 10% discount applies on payment in full.
Where it is
Rawai occupies the southern tip of Phuket. Nai Harn Beach is 4.2 km away, Rawai Beach a few minutes, Kata 8 km and Karon 9 km. Supermarkets are within 2.3 km, four international schools within 5.7 km, and Central Festival Phuket is 13.5 km up the island. It is a part of Phuket where people live year-round rather than visit for a fortnight — which is what makes long-term letting possible as well as holiday letting.
